Below is more information about being a vendor with us. 

What To Sell-  Antique furniture, Gifts, Home décor, Clothing, accessories,  Children’s clothing and toys, Pet products and accessories, Handmade, curated items, and art, Patio, garden, and outdoor furniture, Packaged, non-perishable foods.

What NOT To Sell- Glassware, Pottery, Plants, Soap, Candles and Wax Melts, Used items including purses, bags, clothing, shoes,  Counterfeit items, Electronic devices, Magazines, Weapons CDs, DVDs, and tapes, Sexually explicit items, Items that endorse or incite violence, Anti-Christian items.

Booth Rental

Booth Leasing - One year minimum and will renew at one year minimum unless agreement is terminated in writing by either party.

Rent – Booths are priced per sq. ft., beginning the first day of each month, payable in monthly installments, payable in advance, and due on the first day of each month. A $20 late fee will be applied after the 5th of each month.

Security Deposit – First and last months rent is due upon signing cash or cashiers check.   

Showcases –Rental Display cases/units are available on a first come, first serve basis.  Price varies based on the specific case(s) dimensions in question. Showcases leases are month to month.

Commission, House Fees, and Sales Tax – A 10% commission will be charged on all cash sales and an additional 3% on credit card transactions. The renter agrees to clean, dust, rearrange, and replenish merchandise within the leased space at least twice monthly. If our staff is required to clean leased space, a monthly $40.00 fee will be added to the rent to cover labor and supplies. Sweet Eva Jane’s collects and files any eligible sales tax

 Merchandise – Items not allowed at this time: Plants, pottery, glassware, candles, paint and soaps as we have vendors for those items. You must list the types of merchandise you wish to sell in your space. All applications are juried and SEJ will select vendors that are the best fit.

Liability – Sweet Eva Jane’s owners and employees are not responsible for any resulting damage, loss, injury or legal action. Sweet Eva Jane’s will maintain liability insurance. The renter is responsible for any desired renters insurance. The renter will sell at their own risk.  Sweet Eva Jane’s will monitor all goods in the shop to the best of their ability.  We will make every effort to safeguard your inventory however, we are not responsible for lost or stolen items. 

Marketing and Branding – Sweet Eva Jane’s, retains the right to display and market products through its website, social media pages, promotional events, advertising and in-store displays.  Renters are encouraged to advertise through channels such as their website and social media platforms.  Sweet Eva Jane’s also encourages you to tag, pin, or comment on any of the Sweet Eva Jane’s social media sites as a means of bringing visibility to the shop.  Printed materials such as flyers and cards will be made available to share with interested people.

 Lessee/Vendor Rules

  •  The Renter agrees to maintain their space and to keep it replenished.

  • ALL merchandise must be clearly and accurately tagged at all times.   

  • Items being used for display purposes ONLY must be clearly marked with your Vendor/booth number and “Display Only” or “Not for Sale”.

  • Decorating, cleaning and maintaining your space is the renter’s responsibility.  A “cleaning fee” may be charged if neglect occurs.  See above “Commissions, house fees and sales tax”

  • The Renter may stock their booth anytime during the regular store hours.  SEJ Staff and Management may not be kept after hours to work on your space.

  • Sweet Eva Jane’s is a Smoke-free building. 

  • ALL merchandise must be clearly and accurately tagged at all times.

Termination of Lease – In the event a renter wishes to discontinue the rental agreement after the initial 1 year lease period, a 30 day notice is requested. Sweet Eva Jane’s has the right to terminate a renter’s privileges immediately if policies are not adhered to.  If the Renter prematurely terminates the agreement, Sweet Eva Jane’s  reserves the right to invoice for the full balance of the agreement plus all incurred fees due.

Hours of Operation – Sweet Eva Jane’s is open Thursday-Friday 11-5:30 and Saturday 11-4.  Holiday hours will vary (increase) based on events throughout Carthage.  We will be closed on some holidays (1/2 on Christmas Eve, Christmas Day, Thanksgiving Day, Easter, 4th of July, and  New Year’s Day) as well as any severely inclement weather days and reserves the right to close at the owners' discretion. Hours of operation will be posted.   

Staffing – Sweet Eva Jane’s will provide necessary Key Holders and Sales Counter Staff for daily operation.  Sweet Eva Jane’s Staff’s primary duty is to Open and Close, manage the facilities, oversee daily sales operation and transactions and provide assistance with greeting guests.  Only Sweet Eva Jane’s Staff and Trained Personal will be permitted to process sales transactions.    

Payouts:  Sales from the first of the month to the end of the month will be paid out by the 5th of the following month via Paypal or Venmo.
